A list of leaks—and a prioritised plan
At a large Mellieħa hotel, the maintenance manager walked us through several issues. We tackled them methodically, logging evidence and marking repair areas for the in-house team.
Issue 1: Corridor leak
Thermal imaging highlighted a localised anomaly outside a guest room. We marked it for targeted repairs.
Issue 2: Pool bar area
Near the pool bar, thermal + knowledge of the build-up suggested failed grout was allowing water to migrate into the garages below. This is a classic terrace/pool syndrome: water finds the path of least resistance through missing grout and compromised membranes.
Issue 3: Garage deluge near the circular toilets
Using acoustic and thermal methods, we uncovered two culprits:
- A leak inside the men’s toilet shaft—the maintenance team repaired it.
- A second leak at an external planter—scheduled for excavation.
Second call-out: when the hole is dry but the leak persists
After excavation, the planter soil was water-logged but no active pipe was found. Back to the tools: more thermal and acoustic testing traced the issue to the main line feeding the men’s toilets from the women’s toilets. We isolated that main line, and the client monitored the garage—expecting the seepage to stop completely.
Lessons for venues with high footfall
- Multiple sources are common. Treat each symptom as a separate mini-investigation.
- Grout & detailing matter. Around pools and terraces, grout and membranes are frontline defenses.
- Trust the instruments. Thermal + acoustic correlation catches what a visual check can’t.
