Our thermal sweep of the <strong>house<\/strong> showed <strong>no anomalies<\/strong>\u2014so we moved to the garage. There, cold spots clustered around a <strong>small internal shaft<\/strong> and the <strong>back wall<\/strong>.<\/p>\n\n\n\n<p>Behind that wall? The <strong>well<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Outdoor detailing tells the story<\/strong><\/h3>\n\n\n\n<p>In the common area we found several risk factors:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Grout failure<\/strong>\u2014water can migrate quickly through missing grout.<br><\/li>\n\n\n\n<li><strong>Missing scalloping around the border<\/strong>\u2014allowing water to pool and seep.<br><\/li>\n\n\n\n<li><strong>AC units draining onto the surface<\/strong>\u2014feeding constant moisture into the fabric.<br><\/li>\n<\/ul>\n\n\n\n<p>At the <strong>well<\/strong>, the water level sat <strong>far below the overflow and historic \u201cfull\u201d mark<\/strong>\u2014a strong sign of a <strong>cracked well<\/strong> letting water escape into surrounding ground and structures. A neighbour\u2019s <strong>AC drain<\/strong> was also <strong>damaging the dividing wall<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Our recommendations<\/strong><\/h3>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Re-grout<\/strong> the common area.<br><\/li>\n\n\n\n<li><strong>Redo scalloping<\/strong> around the perimeter to shed water.<br><\/li>\n\n\n\n<li><strong>Inspect and repair the well<\/strong>, including integrity testing and lining as needed.<br><\/li>\n\n\n\n<li><strong>Repair\/replace the irrigation pump<\/strong>\u2014plants were stressed and the tenant reported the pump wasn\u2019t working.<br><\/li>\n\n\n\n<li><strong>Install proper AC condensate drainage<\/strong> into hoppers or dedicated lines.<br><\/li>\n\n\n\n<li><strong>Notify the neighbour<\/strong> about the wall damage so their drain can be corrected.<br><\/li>\n<\/ol>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Why this matters<\/strong><\/h3>\n\n\n\n<p>Small detailing\u2014grout, slopes, AC drains\u2014often makes the difference between a dry garage and chronic damp.
