We came in as neutral specialists to test that claim.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Step 1: Clear the client\u2019s apartment<\/strong><\/h3>\n\n\n\n<p>We ran a <strong>visual inspection<\/strong> and <strong>thermal scan<\/strong> of her space. No cold tracks, no active leak signatures. That allowed us to say, confidently, that <strong>as of the inspection<\/strong>, her apartment was <strong>not the source<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Step 2: Investigate the affected level<\/strong><\/h3>\n\n\n\n<p>In the adjacent open-plan area, the <strong>ceiling showed diffuse damp<\/strong>, with a <strong>wet concentration<\/strong> near one side room. Inside that room, the <strong>right-hand wall<\/strong> was visibly wet. Outside the same area we found a <strong>drain pipe<\/strong> and <strong>unplastered external wall<\/strong> sections\u2014both classic pathways for water to enter.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Step 3: Re-check her terrace<\/strong><\/h3>\n\n\n\n<p>We noted <strong>cracks and gaps<\/strong> that should be maintained\u2014however, the soffit <strong>below her terrace<\/strong> was <strong>damp rather than wet<\/strong>, unlike the neighbour\u2019s hotspot. That nuance matters in diagnosis.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The balanced conclusion<\/strong><\/h3>\n\n\n\n<p>Our report separated <strong>maintenance items<\/strong> (client\u2019s terrace) from the <strong>primary ingress<\/strong> (external detailing and suspect pipe). By focusing on <strong>evidence patterns<\/strong>, the condo could prioritise works and reduce friction between neighbours.<\/p>\n\n\n\n<p><em>Need an impartial view for condo disputes?
