Water ingress can be a total nightmare, right? It doesn’t just ruin your walls and ceilings, but it can also invite some really nasty surprises like mold. Recently, we were called to Sliema to investigate a tenant’s complaint about water seeping into their corridor. This was a job for the Leak Detection Malta team, and here’s how we solved it!
The Call: Tenant’s Complaints in Sliema
Our client reached out to us because their tenant had noticed water ingress in the corridor area of their apartment. When we arrived, we were greeted by a representative of the client, and together with the tenant, they showed us the problem areas in the property. Time to get to work!
Step One: Thermal Technology to the Rescue
Whenever we’re called in to check for leaks, we don’t start ripping out walls—we use thermal technology. This handy tool helps us detect cold spots that are often a sign of hidden water lurking where it shouldn’t be. After a quick scan of the property, it didn’t take long for us to find the issue.
Step Two: The Water Leak Investigation
The cold spots we discovered were coming from the ceiling, which told us straight away that the water was coming from the apartment above. We headed upstairs to have a look, and sure enough, the same issue was happening in that apartment too. So, what was causing this sneaky water ingress?
Our best bet? The problem was likely with the building’s gullies, which are supposed to drain water away but can get blocked if they’re not properly maintained. Blocked gullies often lead to water pooling and seeping into properties below.
Step Three: A Mouldy Surprise – Black Mould
While checking the property, we also took a peek into the shafts of the building, and what did we find? Stachybotrys chartarum, also known as black mold. This stuff isn’t just an eyesore; it’s potentially harmful, especially for people with asthma, allergies, or weak immune systems. Breathing in those spores can trigger some pretty nasty reactions, so it’s not something to ignore.
The Team’s Recommendations
So, what’s the solution? Here’s what we recommend:
- Contact the block administrators to have the gullies checked for blockages. If the water’s not draining properly, it’s only going to cause more damage over time.
- Sort out the black mold. This needs to be cleaned up ASAP by professionals, especially since it’s in the shafts where it can spread. Make sure to get the block administrators on this too!
