Two Years of Drips, a Stubborn Bathroom and a Colour Flood Test
A downstairs client has endured almost two years of intermittent drips from the neighbour above. The new owner upstairs inherited the problem and had made partial repairs.
What we found
- Thermal: wet signatures at the bathtub wall, entrance area, and by the WC.
- Visual: fresh sealant around the bath but evidence that water runs off the side glass, pooling at an under-grouted corner.
- Acoustic: activity consistent with seepage around the bath/wet floor.
The test we agreed
Because the plumbing is very old, the neighbour declined a pressure test. Instead we set up a colour flood test: green for the bathtub, red for the basin, yellow for the WC, to isolate the active path. We also proposed a temporary surface run until a full refit scheduled for June.
Status
Awaiting the neighbour’s usage pattern to reproduce the issue and confirm colour traces on the ceiling below.
