Our route to the source

Thermal imaging outside showed a wet zone behind the retractable awning. Above it, a façade crack was acting like a channel, pulling rainwater in behind the bracket line and into the wall. On the roof, we also found membrane fatigue near the AC area.

The plan

  • Seal and flash above the awning, including bracket penetrations.
  • Re-membrane vulnerable roof patches.
  • Re-inspect after the next heavy rain to confirm the dry-down pattern.
