The clients had already opened up floor sections to check pipes and drains. Our thermal scan showed no cold tracks from active leaks. A hydrometer indicated only light damp.
The pattern that mattered
At the neighbour’s property, a horizontal damage line matched the foundation level of surrounding homes. Outside, other foundation lines looked damp too.
Conclusion & options
This is rising damp driven by site conditions, not a pressurised leak. We suggested drainage improvements, breathable finishes and, where appropriate, electro-osmotic damp-proofing systems assessed by a specialist.
