Water was showing in an indoor gym and kitchen. Thermal scanning and a walkover suggested the source was above.

The roof is a decked garden. Using an inspection camera, we watched water creep between decking and substrate, converging on a gully that sits directly above the affected rooms.

The fix ahead

The architect advised lifting decking to expose the rainwater pipework and detailing, then repairing and testing before reinstating the boards.
