This Naxxar inspection started with a Water Services Corporation alert for unusual consumption. At the meter, the warning sign was clear: the meter was moving quickly even after obvious water users had been isolated.
That is one of the strongest reasons to book a leak inspection. If the meter continues to move while taps, appliances and irrigation are off, there may be a hidden leak on a pressurised line.
Step 1: isolate the system
The inspection did not begin by breaking floors or walls. The first step was to close individual feeds and watch how the meter responded.
The roof tank inlet was checked and did not explain the movement. Further isolation narrowed the concern to the garden zone.
This type of sequence is important because a high bill can come from several sources, including:
- a leaking toilet or valve,
- a tank inlet issue,
- irrigation or garden pipework,
- concealed pipework under floors, walls or external areas.
Step 2: listen for the leak
Once the likely zone was narrowed, acoustic detection was used to listen for the leak signature. The evidence pointed toward a pipe route beneath stairs leading to the roof.
The owner confirmed that the stairs had been built after the pipework was already in place. That made direct access disruptive and helped explain why a normal visual check would not have found the problem.

Step 3: choose the least disruptive repair route
Rather than breaking the stairs, the suggested solution was to reroute the supply around the inaccessible section. After the repair work, the meter was stable and pressure testing did not show the previous behaviour.
What this case shows
High water consumption does not always come with obvious puddles or wet walls. Meter checks, isolation and acoustic evidence can help narrow the source before destructive work starts.
