In apartment blocks, damp can travel through more than one property before it becomes visible. That makes professional inspection useful because each affected flat may only show part of the story.
In this Xgħajra case, the first apartment showed cold tracks pointing upward. A neighbouring apartment showed a similar pattern, so the inspection continued upward to the penthouse and roof level.
What the trail suggested
The penthouse also showed evidence consistent with ingress from above. On the roof, vulnerable waterproofing details were identified around the membrane/tanking, upstands, penetrations and gullies.
The findings pointed toward the roof envelope rather than separate unrelated leaks in each lower flat.
Recommended plan
The practical route was to repair the roof waterproofing details first, then re-inspect or monitor the lower apartments after rainfall to confirm whether the damp pattern was drying down.
Why this matters
Without a proper inspection, each flat can blame the one above, while the real starting point may be the roof. Thermal patterns, visible defects and access to multiple levels can help administrators prioritise the correct intervention.
If several apartments are affected by damp, book a thermal imaging inspection or leak detection report so the building can work from evidence rather than frustration.
