Our client experienced water coming through from the neighbour’s bathroom above. At first, the neighbour denied it; when the ingress worsened, he accepted responsibility and sought professional help.
Inside the damaged flat
We focused on the bathroom and corridor, the worst-hit areas. Thermal imaging showed the structure remained wet internally, even as surface finishes started to look dry. That’s the trap: repaint too early and you’ll lock in moisture.
Backyard concern
The client also wanted the backyard checked. Being under the neighbour’s terrace, it showed clear moisture signatures during/after rain—pointing to failed terrace detailing above.
What we advised
- Strip wallpaper and switch to vapor-open finishes so the limestone can breathe.
- Allow for assisted drying (dehumidifiers/ventilation) before reinstatement.
- The upstairs neighbour should inspect and seal the terrace, including grout, upstands, and any penetrations.
