The Problem

Water had entered the client’s flat from the area of the neighbour’s bathroom above. The worst visible damage was in the bathroom and corridor below, but surface appearance alone was not enough to judge whether the walls and ceiling were ready for repair.

Thermal Imaging Findings

Thermal imaging showed that moisture remained inside the affected structure even where some finishes had started to look dry. That matters because repainting or closing the area too early can trap moisture and lead to staining, bubbling paint, mould risk and repeat disruption.

The Backyard Concern

Practical Advice Given

The advice was to remove damaged wallpaper and avoid sealing damp limestone too early. Vapour-open finishes, ventilation and assisted drying can help the structure dry properly before decorating begins.

The upstairs owner also needed to inspect the bathroom and terrace details, including grout lines, upstands and any penetrations, so the source of moisture could be repaired rather than covered.
