In Mosta, the client contacted us after a downstairs neighbour reported water damage. The source was not immediately visible, so the inspection had to combine thermal checks, meter behaviour and pipe routing.
Thermal And Meter Checks
Thermal imaging showed a cold area running from the ceiling and behind tiled finishes. That helped identify where moisture was affecting the structure, but it still needed to be matched against the water system.
The water meter continued moving even when no water was being used. When the inlet to the roof tank was closed, the meter slowed but did not stop completely.
That behaviour suggested a concealed issue on the line between the water meter and the tank, rather than a simple visible fitting leak.
Practical Repair Advice
The suspected line was hidden behind walls and tiles, making access disruptive. A practical recommendation was to reroute the water line externally along the wall instead of breaking through finished areas to chase the old route.
For many Malta properties, rerouting can be the cleaner and more maintainable option, especially where old concealed pipework has poor access.
Follow-Up
A follow-up inspection was recommended for the remaining cold spot in the kitchen ceiling so that the dry-down pattern could be checked after the pipework issue was addressed.
If your meter keeps moving when all taps are closed, book a high water bill leak detection inspection or water leak detection service before opening tiles or ceilings.
