In apartment blocks, one visible stain can hide several separate issues. This Swieqi inspection involved a complaint from a lower flat, maintenance concerns in the stack and visible external defects.
What the inspection found
- The lower flat had water showing in the bathroom ceiling.
- The flat above had the same layout, with internal shaft maintenance issues.
- Some sill and plaster details were missing or tired.
- A shower flood test produced water below in the neighbour’s bathroom.
- Common areas also showed signs consistent with facade-related ingress.
At penthouse level, terrace walls had visible cracks. Roof access was not available, so we avoided calling the roof the confirmed cause. The terrace condition was still important enough to recommend further access and inspection.
