We were called to a property in Zabbar after the client noticed water spots on a balcony floor and was concerned about possible water ingress.
Balcony and terrace issues can be misleading because water may enter at one detail and show somewhere else, including a neighbouring or lower area.
What the inspection checked
Thermal imaging was used to check the balcony area and surrounding details. The inspection identified cold areas beneath tiled zones and loose tile concerns near the neighbouring side.
The client was advised that sealing, grouting and the balcony detail needed to be addressed carefully rather than treating the visible spots only.
Why this matters
Balcony ingress is not always a plumbing leak, but it can still cause serious damage if water tracks below tiles or toward another property.
If the symptom appears after rain, on a balcony, below a terrace or near an exposed edge, book a terrace water ingress inspection before covering the area again.
