We were called to a residential property in Marsaskala after moisture appeared in a living room corner and a similar wet footprint was reported in a lower property.
Coastal apartment and maisonette leaks can be confusing because rainwater, terraces, bathrooms and internal drain routes may all be possible sources.
What the inspection found
Thermal imaging helped map the moisture pattern and pointed to two separate concerns.
The first was a compromised seal around the client’s shower tray, which needed proper mechanical resealing. The second was more serious: the reverse osmosis reject drain line had been routed near a rainwater downpipe instead of discharging correctly into a sealed waste route.
That allowed water to move downward through the building rather than staying contained.
Why this matters
This is a good example of why one damp patch can have more than one contributing factor. Treating only the visible bathroom seal would not have addressed the wider drain-routing issue.
If damp or water ingress affects more than one level, book a terrace and water ingress inspection or water leak detection visit before repair work starts.
